LA SALLE COUNTY RANCH - A Bird Hunter's Paradise !!!

SIZE AND LOCATION: 618 +/- acres located
approximately 7 miles west-northwest of Cotulla, Texas on FM 469 and
12 miles west-southwest of Millett on FM 469 in the fabled Golden
Triangle area of South Texas.
GENERAL: This ranch has been owned and operated by the same
family since 1938. The fences are in excellent condition and it has
a good road system that is well maintained. The ranch is fronted by
FM 469 and a paved County Road (Harvey Smith) on another side. It is
covered with typical South Texas brush including mesquite, huisache,
black brush, granjeno, and prickly pear.
IMPROVEMENTS: The list is long and begins with the 3
bedroom/2 bath family residence, a
2 bedroom/1 bath guest house, equipment shed, main barn, shop, a
round metal building, a storage building, an underground shelter,
and a meat processing building that includes a walk-in cooler, band
saw, and meat grinder. There are two Carrizo wells - one is 2051 ft.
deep with 400 ft. of 12” casing and the remainder with 8” casing
with a 15 hp submersible pump. The other Carrizo well has 10” casing
down to 2500 feet and is not in operation. There are seven (7) other
water wells in the 300 ft. range and produce around 30 GPM. There is
a 2” PVC water line to the main residence from the producing Carrizo
well and many lateral lines with sprinkler heads to irrigate food
plots. There are two tanks on the ranch.
WILDLIFE: This ranch is a bird hunter's paradise. It is
excellent quail habitat along with great dove and turkey hunting.
The red sand is very deep and the brush cover is thick on the creeks
and draws. The whitetail deer population has been well managed and
maintained.
MINERALS: Negotiable. This property is in a very mineral rich
area.
